To obtain a residence permit through real estate in Latvia, you need to:
  • Investment amount

    Invest at least €250,000 in residential or commercial real estate

  • Government fee

    Pay a 5% government fee on the property value

  • Property requirements

    Property must be located in Riga, Jurmala, or a state-approved region

    Must be fully registered in the investor’s name and mortgage-free

  • Transaction requirements

    Transaction must be conducted via Latvian bank for transparency

Approval and issuance of residence permit
    • After approval, investor must visit Latvia to provide biometric data.
    • Pay state fee and visit Latvia within 90 days to process resident card (ID card).

Maintaining resident status
    • The property on the basis of which the residence permit was issued must remain the applicant’s property.
    • Having sufficient financial means — The applicant must annually confirm having income or savings sufficient to live in Latvia without needing to work.
    • Having a valid medical insurance policy, valid in Latvia and covering necessary risks.
    • When renewing the residence permit, a certificate from a Latvian medical institution confirming the absence of active tuberculosis may be required.
    • The card is issued for 5 years and requires annual registration 30–90 days before expiration.
